Originally built in 1923 and consisting of 291 dwelling units, Roosevelt Gardens is a 292,000 ft2 existing affordable multi-family building in the Bronx borough of New York City that has been the Client’s focus for a major decarbonization and long-term energy-reduction master plan. Instead of performing future scheduled replacements of fossil-fuel based systems (for heating and hot water), the Client instead pivoted their focus to using such available capital funds to convert the building’s fossil-fuel systems to clean-heat all-electric technologies, paving the way for a carbon-free future and compliance with New York City’s Local Law 97 (Greenhouse Gas Emissions). PVEDI’s services included detailed surveys and walkthroughs of the building’s energy-impacting components and systems, schematic calculations of energy- saving solutions via an ASHRAE Level 1 energy audit, and detailed computer-simulated live energy modeling via an ASRHAE Level 2 Energy Audit. Using the results, recommendations, and favorable return-on-investments from certain energy upgrade analyses, PVEDI helped outline a short- and long-term capital improvement plan to assist the Client in making their pivoted focus into a tangible design/construction plan. In addition, PVEDI has provided on-going assistance to the Client for applications to various energy rebate programs, such as New York State Clean Heat, NYSERDA’s Affordable Multi-Family Energy-Efficiency Program, and NYSERDA’s Low Carbon Pathways, which are estimated to save between $1-$2 million of post-construction rebates.
