PVEDI conducted Phase I and II Environmental Site Assessments (ESAs) on four lots marketed for sale by the client. The property has historical auto repair use dating back to 1946 and carried an E-Designation for hazardous materials— prompting a thorough investigation to assess potential environmental concerns.
During the Phase I ESA, our team reviewed historical environmental records and performed on-site reconnaissance to identify Recognized Environmental Conditions (RECs), focusing on potential releases of hazardous substances. The Phase II investigation included advancing soil borings to depths of up to 35 feet to investigate contamination from past operating use. Investigative efforts were used to identify potential risk for future purchasers and developers, and to increase the marketability of the real estate asset by providing comprehensive subsurface data to buyers.
The scope of work was intended to provide a framework for developers for potential future remedy and to enable a seamless property transaction. PVEDI prepared a comprehensive report outlining results and providing targeted recommendations to guide the client’s remediation efforts.
