PVEDI completed multiple investigations during the client’s due diligence period for the acquisition of 333 Grand Avenue and 154 Allen Street, including a Phase I ESA, Phase II ESA, and Supplemental Phase II ESA. These investigations found that historic site operations—including an iron foundry, machine shop, blacksmith activities, and gasoline storage tanks—had impacted subsurface conditions with heavy metals, semi-volatile organic compounds, and chlorinated solvents. The findings supported a successful application to the New York State Department of Environmental Conservation for entry into the Brownfield Cleanup Program (BCP).Following acceptance into the BCP,the Environmental Team completed a Remedial Investigation (RI) to furthe characterize site conditions. Using RI and previous ESA data, including 56 soil, 9 groundwater, and 11 soil vapor samples, the team is preparing a Remedial Alternatives Analysis and Remedial Action Work Plan to support site redevelopment and maximize available BCP tax credits. Site remediation is expected to begin in the Summer of 2026.
