Corrective action following a petroleum release discovered during 2020 underground storage tank (UST) system upgrade activities. A confirmed release was reported to the Pennsylvania Department of Environmental Protection (PADEP) on September 24, 2019, triggering corrective action. Environmental services included excavation and disposal of impacted soils and liquids, advancement of soil borings, installation of an extensive monitoring-well network, and long-term soil, groundwater, and vapor sampling for gasoline constituents. Soil impacts were remediated and remaining soil concentrations met applicable standards, while groundwater impacts were localized near the dispenser area with free product observed in a source-area well. A remedial strategy incorporating enhanced fluid recovery, free-product removal, statistical trend evaluation, and subsequent transition to passive LNAPL recovery and monitored natural attenuation with quarterly monitoring and reporting to PADEP was implemented. Exposure pathways, including vapor intrusion and off-site migration, were evaluated and controlled under commercial land use and existing institutional controls, supporting continued operation of the retail facility while progressing toward regulatory closure and liability protection.
